Princess Cruises Headquarters

ACCO designed and installed the HVAC systems for three multi-story Class A office buildings totaling 340,000 square feet. Due to the compressed construction schedule, ACCO was brought in early by the developer so that critical mechanical issues such as structural steel impacts and long lead equipment could be identified.

The challenge of the project was heightened when it was announced that the tenant, Princess Cruise Lines, moved its plans to occupy the facility ahead by a full five months. ACCO was then hired to design and install the tenant improvement work as well.

The Shell and core work was completed ahead of schedule and on budget, and the tenant improvement work was completed on schedule and under budget. Given the fact that ACCO worked under two separate General Contractors simultaneously for the shell/core and T.I., this project was considered an outstanding logistical success.

HVAC system design consisted of VAV roof top A/C units with hot water reheat/DDC controlled zones, and separate water cooled heat pump systems for ground floor retail tenants.
